A home inspection is designed to reflect, as accurately as possible, the visible condition of the home at the time of the inspection. An inspection includes checking for any concerns such as foundation cracks, roof leaks, plumbing issues, electrical wiring, heating/cooling systems, insulation, windows, doors, chimneys, etc. Depending on how big the property is, a home inspection typically takes 2-3 hours.

As a buyer, preparing for a home inspection is crucial. Start by reviewing the home’s history, schedule the inspection well in advance, and make a checklist of areas of focus. Attend the inspection to understand any potential issues and have the opportunity to ask lots of questions to the inspector while they are on site! Staying informed and proactive can help ensure a smooth home-buying process.

As a seller, it is helpful to ensure that all inspection points are free from clutter, including any closets that might lead to a crawlspace or attic. The inspector will be looking at all of the major systems of the home, so having these areas clear and accessible allows the inspector to work in a safe manner. These include places like: the electrical panel, furnace, hot water heater, etc. It’s also important to check the functionality of all built-in appliances, electric, and gas. 

A home doesn’t pass or fail an inspection. Instead, a home inspection is a thorough audit of your home’s components. In most cases, there will be concerns marked on your home inspection report, but these are strictly informative.

While you are not required to attend the home inspection, we strongly encourage you too. We are passionate about teaching you about how to care and maintain your home, and much of that is done during the home inspection. We encourage our clients to ask questions during the home inspection so that they leave with more knowledgable about owning a home then when they arrived.
